Contracts & Documents:

  • As licensed realtors we are able to go the extra mile for you while staying in compliance with law regulations and policies. While you drive around with your client, searching for the best home for them, we are ready to draft the offer for you. We will include any additional forms necessary to ensure a clean and well written offer. We will also do our research to ensure accuracy of the property's information. Get clean offers every time. If we are involved from the beginning, there is less paperwork throughout the transaction.  

  • If you've ever had to go back and do more paperwork because the seller's name was incorrect in the listing agreement, we've got you covered. We will do all the research necessary to ensure you have a very clean listing agreement ready for your client to sign. We want to get it right from the beginning and avoid unnecessary paperwork. 

  • Instead of working on drafting any C.A.R. forms throughout the transaction, let us take that off your plate. Whether you need an addendum, request for repair, extensions,etc we will prepare all of that for you so you can focus on getting new clients.

  • Once we have a fully executed contract, we will go through everything for accuracy and correct anything that needs to be corrected.

Escrow Process:

  • Communication is KEY for us. We manage the transaction timelines and deadlines so you can focus on your client. We will send you updates ahead of time so that we can come up with a game plan to ensure we stay in compliance with the agreement. We will also let you know when something is due, past due or out of compliance. 

  • Nothing is sent out without your approval. We'll check in with you regarding contingencies and triple check before sending anything out. We're not just getting documents signed. We are in constant communication with you and will triple check before sending any documents. 

  • Not only do we keep up with the timeline and tasks pertaining to us, but we leverage technology to ensure all the parties in the transaction are also being monitored. We become the main point of contact for anything that comes up from escrow, the lender or any other party in the transaction.

 

Broker Compliance:

  • There's no need to try and keep track of what documents are necessary for your transaction, we have the knowledge and expertise to ensure broker compliance and uploads no matter what brokerage you work with.

  • We work very closely with the compliance department at your brokerage to ensure all the necessary documents are uploaded in a timely manner.  

  • We will exceed the expectations of the most detailed brokerage while also protecting the less demanding brokerages.

  • The system we have to ensure documents are uploaded will ensure you get paid on time and avoid any delays in your commissions. 

Above and Beyond:

  • We also handle all MLS data-entry and updates throughout the transaction. 

  • Our work doesn’t end at the close escrow. We continue to make you look good by providing all of your clients with the following: a link to an online copy of their transactional documents so they can access anytime. We also mail them a branded USB with the documents, we will send them an email in January with their final closing statements for tax purposes, and we will also remind you of their birthdays and home purchase/sale anniversaries.

  • We will also send out an email to your client after every closing to request a review for your social platforms.

  • Every quarter, we send you an updated list of all of your past clients.

  • We also keep track of your commissions to make filing your taxes easier.
